Is the roof yours, or the association’s?
Sun City Center is a 55+ community, and a lot of its homes are villas and duplex-style houses that share a wall, and sometimes a roof, with the place next door. On those, the first question on any roof job is who owns and maintains the roof: you, or the association that runs your neighborhood.
Roofing Services Tampa covers roof repair and re-roofs on Sun City Center villas and detached houses, from a slow leak to a full tear-off, and a licensed, insured roofer does every job. You don’t need to dig through the documents before you call. Tell us if it’s a villa with a shared roof and we’ll sort out who signs off.
The Community Association doesn’t set roof rules
The Sun City Center Community Association, formed in 1986, is a nonprofit, not a homeowners or property owners association, and its master Declaration has no roofing, color or architectural-approval clause. Where roof rules exist, they sit with the association for your own neighborhood: an HOA, a POA or a condominium association. Kings Point is separate again, with its own governing documents. So the name of your neighborhood is the useful thing to give us on the call.
Shared roofs and the shingle warranty
A roof that spans two villas brings its own questions. Both halves may need replacing together, and the material or color may need the association’s approval. Your roofer prices your side and the seam where it meets the next unit, and we keep the approval question moving with the association.
If the association owns the roof, the shingle warranty can read differently. Shingle makers can limit their longest coverage by who owns the building. GAF’s warranty summary, for example, limits its lifetime terms to single-family detached homes owned by individuals and caps coverage at 40 years when a condo, homeowners association or corporation owns the building. Your written price can name the warranty that comes with the roof and whose name it carries.
When one roof spans several homes, the shingle warranty can read differently.
Roof age, insurance letters and the 2007 code
A lot of Sun City Center homes went up before 2000. Unless the roof has been replaced since, a house that age is carrying a roof more than 25 years old, and insurers ask about roofs that old. Citizens, for one, asks for a 4-point inspection on homes over 20 years old and wants proof that a shingle roof over 25 years old has at least five years of life left. If a letter like that is sitting on the kitchen table, the roof certification guide covers the form insurers want and who’s allowed to sign it. Bought the house from someone else and not sure when it was last re-roofed? Say so when you call.
Age also matters when a repair gets large. For roofs that predate the 2007 Florida Building Code, Hillsborough County requires the whole roof system or section to meet current code once more than 25% is replaced within 12 months. On a shared villa roof, your roofer works out how the County will count your half against that line before you agree to a partial job.
When the roof comes off over your head
If you’ll be home during a tear-off, it helps to know what the days look like. It’s loud, and old shingles and nails come down around the house. When the job gets scheduled, ask us:
- How many days the tear-off and dry-in will take, and what time work starts each morning
- Where the dumpster and the shingle pallets will sit, and whether the car should be out of the driveway or garage
- Whether the lawn, beds and driveway get a magnet sweep for nails at the end of each day
If anything comes up while the work is going on, call us.
