Riverview Roofers for the Subdivision Boom Years

Many of Riverview's original roofs are past 15 years now, the age insurers ask about. Tell us the build year and we'll get the roof inspected.

Riverview roofs are reaching the age insurers ask about

Most of Riverview went up after 2000 in one long building run, so a lot of original shingle roofs are now at the age insurers ask about. Licensed, insured roofers handle roof replacement, repair and storm damage across Riverview. Call Roofing Services Tampa and we’ll send one out to look at yours. Riverview is unincorporated, so Hillsborough County, not the City of Tampa, permits and inspects the work.

A 2004 house still on its original shingles has a 22-year-old roof. When you call, tell us the year the house was built and whether the roof has been fully replaced since. A rough guess is fine.

Florida law draws a line at 15 years. Under that age, an insurer can’t refuse to write or renew a policy because of the roof’s age alone. Past it, the insurer has to let you have the roof inspected before requiring a replacement, and it can’t refuse or non-renew on age alone if the inspection shows at least 5 years of useful life left. Call us for that inspection and we’ll get a licensed roofer up on the roof. Roof certification for insurance covers the forms insurers accept.

Roof age by the decade the house was built

This assumes the roof is the one the builder put on. If it has been fully replaced, go by the date of that job.

Built Original roof’s age in 2026 What usually comes up
2020 or later Under 7 years Builder and manufacturer warranty claims, first-storm damage
2010 to 2019 7 to 16 years Crossing 15 years; first inspection requests from insurers
2000 to 2009 17 to 26 years Past 15 years; replacement prices and roof inspection forms
Before 2000 Likely replaced at least once The last re-roof date matters more than the build year

The 2000s houses split again. A roof installed under the 2007 Florida Building Code or later only needs the repaired portion brought to current code, however big the repair. A roof put on under an earlier code is different: redo more than 25% of it in a 12-month window and the entire roof or section must come up to current code (the 25% rule). The code edition on the permit decides which side a roof falls on, not the year the house was finished, so your roofer checks that permit before pricing a big repair.

HOA approval for a new roof

Riverview is mostly newer detached houses, a lot of them in subdivisions. If yours has an HOA with an architectural review committee, the roof color, profile and sometimes the material need its sign-off before anything gets ordered.

Mention the HOA when you call. Your roofer helps you settle on the shingle or metal panel and hands you the manufacturer’s product sheet and color name for the application. The tear-off goes on the calendar once written approval is in. If an insurer’s deadline is pushing the job, tell us, so the application can go in the same week the material is picked. Metal vs shingles covers the material choice itself.

A new roof outdates the wind mitigation form

A re-roof changes what the wind mitigation form says about the house. The current version, OIR-B1-1802 revised in April 2026, records the roof covering and its permit date, how the roof deck is attached, and whether there’s a sealed roof deck or secondary water barrier. It stays valid for up to five years only while nothing material about the house changes, and a new roof changes several of those items.

So a 2006 house inspected on its original roof is working from an old description once the new roof is finaled. Keep the permit and the final inspection from the re-roof, because the next mitigation inspection works from them. Roof inspection types compares that form with the 4-point and the other inspections insurers ask for.

Water from the Alafia isn’t a roof leak

Riverview sits along the Alafia River, and some of the water damage here has come up from the river, not down through the roof. Water that came through a ceiling is a roof question. If the house took river water as well, ask your roofer to write up the roof damage on its own, so the two never get mixed together on a claim. When a stain shows up overhead, call us and we’ll get the leak traced.

What happens when you call

From your call to a finished roof

A leak, storm damage or a roof that’s due: tell Roofing Services Tampa what’s going on anywhere in Hillsborough County and nearby Polk County, and we’ll stay with you from the first call until the job is done.

  1. Call and tell us what’s going on

A drip over the bedroom, shingles in the yard, a letter from the insurer: tell us what the roof is doing and where the house is.

  2. We get a licensed roofer out

A licensed, insured roofer who works your part of the county looks at the roof, or calls back first to set a time.

  3. You see a written price

You’ll have the price in writing before any work starts, and you only pay for work you agreed to.

  4. Your roof gets fixed

The leak stops, the storm damage gets put right, or the new roof goes on. Then it’s done.

Questions about Riverview

Does a roof repair reset my roof's age for insurance?

No. Under Florida's roof-age law, the age runs from the last time 100% of the roof surface was built or replaced to code. A patch, or even a full slope, leaves the original date in place. That's why insurers ask for the permit from the last full re-roof, not the last repair.

Can my HOA turn down a metal roof?

Not one that meets its hurricane specs. Florida law makes an HOA adopt specifications for hurricane protection, including roof systems meeting ASCE 7-22, and bars it from denying an application that meets them. It can still require a uniform look, so tell us the HOA's color rules and your roofer prices a panel that fits.

Is Riverview part of the City of Tampa?

No. Riverview is unincorporated, so Hillsborough County Development Services issues the roof permit and does the inspections. That holds in all three Riverview ZIPs, including the part of 33578 that reaches into Progress Village and Brandon. Your roofer files the permit with the County.
