A second roof on a house you’ve owned for years
Seffner is mostly owner-occupied detached houses, and a lot of them went up in the 1970s and 1980s. Licensed, insured roofers handle repairs and replacements across 33584. Call Roofing Services Tampa and we’ll have a roofer out to look at yours. For a long-time owner the useful question is rarely how old the house is. It’s how old the roof on top of it is.
If the roof has already been replaced once, the date of that job decides a lot: how your insurer looks at it, whether a big repair can stay a repair, and what the next re-roof has to include.
When did the current roof go on?
The contract or invoice from the last roof job has the date on it, and so do the closing papers if you bought the house after the work was done. If none of that turns up, give us your best guess. The permit on file carries the real date.
The year that matters most is 2007. A roof that went on before the 2007 Florida Building Code can turn a large repair into a full replacement under the 25% rule, while a roof installed under 2007 code or later only needs the repaired part brought up to code. So a 1978 house wearing a roof from 2004 and the same house wearing one from 2012 are two different jobs.
Past 15 years, the date matters to your insurer too, and a roof certification is how a roof that age shows it still has life left.
What a re-roof adds on a 1970s or ’80s house
When the old roof comes off a wood deck that was permitted before the Florida Building Code existed, current code calls for re-nailing the deck to a tighter pattern and adding a secondary water barrier. Unless the decking was replaced on a later job, expect both on a Seffner house from those decades. What a re-roof involves covers the full sequence.
On a deck that’s been up 40-plus years, nobody knows how many sheets are soft until the shingles are off. Get the price per sheet of replacement decking in writing, so the soft ones come with a known number.
On a 40-year-old deck, the soft sheets only show once the shingles are off.
Damp ceiling panels in a manufactured home
Manufactured homes are common across 33584, especially toward Thonotosassa. When the ceiling panels in one go damp or soft but nothing drips when it rains, the roof isn’t the only suspect: research on Florida manufactured homes traced severe moisture damage to humid air pulled in through leaky ducts under the floor or in the attic.
That’s no reason to wait on it. Call us when the panels start to give, and your roofer checks the roof covering and the flashing, then tells you whether the water is coming from above. Ceiling stains with no roof leak covers what else gets looked at on that visit.
