Roof Help for New and Older Wimauma Homes

New roof, first leak? Your roofer works out whether it's a defect, an install problem or storm damage, and puts the findings in writing.

Most Wimauma roofs are still young

Most houses in Wimauma went up after 2010, many of them in subdivisions such as Berry Bay and Balm Grove along US 301, SR 674 and CR 672, and building hasn’t stopped. So the roof problem here usually isn’t age. It’s a roof a few years old with a leak over a bedroom, shingles lifted in a storm, or a builder who hasn’t called back.

Roofing Services Tampa covers those Wimauma jobs with licensed, insured roofers, along with the older houses and manufactured homes on the rural side.

Defect, workmanship or storm damage?

A problem on a newer roof can belong to the builder, the shingle maker or your insurer, and each of them wants to see what’s wrong in writing. That’s what the visit gives you:

What you’re seeing What your roofer looks at Where the findings help
A leak or loose shingles while the builder’s warranty is running Flashing, nailing and how the shingles were set A builder warranty claim
Shingles cracking, blistering or shedding granules years early Signs of a product defect The shingle maker’s warranty
Shingles lost or damaged in a named storm or hail Storm damage, slope by slope, with dated photos Your insurance claim
Any problem once the builder’s warranty has run out The cause and the fix Your written price for the repair

Two of those can overlap. Some shingle warranties include wind coverage, so wind damage on a newer roof can raise a warranty question as well as an insurance one.

What a shingle warranty covers, and what it doesn’t

Shingle warranties are built around defects in the product. CertainTeed’s SureStart period, for example, pays for material and labor on manufacturing defects for the first 3, 5 or 10 years depending on the shingle line, with reduced coverage after that. Wind coverage has its own limits: GAF’s standard warranty covers wind up to 130 mph only when the shingles were put on with its special installation method.

Mistakes in how the roof went on are a separate question. Coverage for installation work comes from the installer, or from the top-tier manufacturer warranties sold only through contractors the manufacturer has certified. A builder roof may carry neither beyond the builder’s own warranty. If you have paperwork naming the shingle line or the installer, mention it on the call; if not, your roofer starts from what’s on the roof.

The first storm on a new roof

A new roof isn’t storm-proof. After Hurricane Michael in 2018, FEMA’s building performance team reported poor shingle performance on houses built under the Florida Building Code, and studies of Florida homes traced wind failures to shingles that never fully sealed down.

Shingles in the yard, bare patches on a slope or a new stain on a ceiling after a storm all need a roofer’s eyes and dated photos. Look from the ground and from inside, then call us. The storm damage steps cover the hurricane deductible, and a small leak can go straight to roof repair.

Older homes and manufactured homes

Wimauma’s older houses and manufactured homes are a different job from the subdivisions, so say on the call which one you have. A roof put on before the 2007 Florida Building Code falls under a County rule that can turn a big storm repair into a re-roof; repair or replace explains how that decision usually goes.

Hillsborough or Manatee County?

ZIP 33598 crosses the county line, so a Wimauma mailing address isn’t always a Hillsborough address. The Wimauma community itself is unincorporated Hillsborough, where the County issues roof permits through HillsGovHub, while a 33598 house on the Manatee side permits with Manatee County. Give us the street address and your roofer pulls the permit from the right county. Roof permits in Hillsborough covers what gets inspected on the Hillsborough side.

What happens when you call

From your call to a finished roof

A leak, storm damage or a roof that’s due: tell Roofing Services Tampa what’s going on anywhere in Hillsborough County and nearby Polk County, and we’ll stay with you from the first call until the job is done.

  1. Call and tell us what’s going on

A drip over the bedroom, shingles in the yard, a letter from the insurer: tell us what the roof is doing and where the house is.

  2. We get a licensed roofer out

A licensed, insured roofer who works your part of the county looks at the roof, or calls back first to set a time.

  3. You see a written price

You’ll have the price in writing before any work starts, and you only pay for work you agreed to.

  4. Your roof gets fixed

The leak stops, the storm damage gets put right, or the new roof goes on. Then it’s done.

Questions about Wimauma

Can I call you while the builder's warranty is still active?

Yes, and tell us the warranty is still running. Builder warranties set out how a defect gets reported and who makes the repair, so your roofer writes up what's found, with photos, before anything gets touched. You'll know whether the fix belongs to the builder.

I bought my Wimauma house from the first owner. Does the shingle warranty pass to me?

Maybe, often with limits. Transfer rules differ by manufacturer: CertainTeed, for one, lets SureStart coverage pass from the original homeowner to the next owner during the SureStart period. Mention any warranty papers that came with the house when you call.
