Most of 33860 is Polk County, not the city

The 33860 ZIP takes in Mulberry and the unincorporated land around it, including Fuller Heights, Bradley Junction and part of Willow Oak. Roofing Services Tampa covers roof repair and replacement across all of it, inside city limits and out, with licensed, insured roofers doing the work. The city itself is only a small piece of the ZIP, so most homes with a Mulberry address sit outside city limits, and for those the Polk County Building Division issues the roof permit.

Inside city limits, permits come from the City of Mulberry. Outside, the County’s procedure applies, including an inspection of the dry-in on the day of the job; the Polk County roof inspection steps are laid out on the South Lakeland page. A street name won’t always tell you which side you’re on, so give us the address and your roofer applies to the right office.

Manufactured homes, in town and out

Manufactured homes make up a big part of Mulberry’s housing, an even larger share inside the city than across the ZIP. Most of them by number still sit outside city limits, which puts most manufactured-home roof jobs around Mulberry under Polk County’s rules rather than the city’s.

If the plan for a manufactured home is a roof-over rather than a tear-off, the written price should say how much height it adds. Polk treats a roof-over that builds up too far as structural work that needs engineered plans, and the South Lakeland page gives the cutoff.

Houses from the 1950s and what a re-roof adds

Inside the city, a real share of the houses went up in the 1950s, and down at Bradley Junction, at the south end of the ZIP, a lot of houses date to around 1970. Florida’s existing-building code treats the tear-off on a pre-code wood deck as the time to fix it: the deck gets re-nailed and a secondary water barrier goes down. On a house this old, expect both; the steps of a full roof replacement show where they fall.

A 70-year-old deck can hide soft spots until the shingles are off. When you call, ask for the decking to be checked from the attic and for replacement sheets to be priced one by one on the written price.

The age of the roof on the house matters as much as the house. If a big repair is on the table and the current roof went on before the 2007 code, replacing more than a quarter of it within 12 months means the whole roof, or that roof section, has to meet today’s code; repair or replace works through that call.

What happens when you call

From your call to a finished roof

A leak, storm damage or a roof that’s due: tell Roofing Services Tampa what’s going on anywhere in Hillsborough County and nearby Polk County, and we’ll stay with you from the first call until the job is done.

  1. Call and tell us what’s going on

A drip over the bedroom, shingles in the yard, a letter from the insurer: tell us what the roof is doing and where the house is.

  2. We get a licensed roofer out

A licensed, insured roofer who works your part of the county looks at the roof, or calls back first to set a time.

  3. You see a written price

You’ll have the price in writing before any work starts, and you only pay for work you agreed to.

  4. Your roof gets fixed

The leak stops, the storm damage gets put right, or the new roof goes on. Then it’s done.

Questions about Mulberry

Who handles roof permits inside Mulberry city limits?

The City of Mulberry's own Building Department, not Polk County. Its list of required forms includes a re-roof affidavit, and your roofer files the application and the forms with the city.

Does a manufactured home in unincorporated Polk need a roof permit?

Yes for a re-roof. Polk County's building rules name mobile homes and park trailers among the re-roofing jobs that need a permit, so the in-progress inspection on the day of the work applies too. For a smaller repair, your roofer checks whether a permit is needed.

Does the City of Mulberry use Polk's in-progress inspection?

Not necessarily. That procedure belongs to the Polk County Building Division, which covers the unincorporated parts of the ZIP. The city runs its own building department with its own forms, and your roofer confirms how the city inspects a re-roof before the job date is set.
