Newer homes, salt air and a warranty question

Much of Apollo Beach went up from 2010 on, and a lot of it backs onto canals that open into Tampa Bay. Roofing Services Tampa covers Apollo Beach roofs from a canal-front leak to a 1970s house that’s ready for a new roof, with a licensed, insured roofer on each one.

Before anyone talks materials, though, the distance from the house to salt water matters. It decides what a metal roof warranty will and won’t cover.

Metal near the water: the distance rules

Metal roof warranties can carve out houses near salt water. Drexel Metals’ 25-year Galvalume warranty is one example: to stay covered, the house has to sit at least 1,200 feet from a large bay like Tampa Bay and 600 feet from canals and marshes. A house on a canal is inside that 600-foot line by definition. Other manufacturers set different distances, so the panel named on your written price matters as much as the total.

If metal is on the table for a canal or bayfront house, the written price should name the manufacturer, the panel and the warranty, with the coastal exclusion that applies to your lot spelled out.

In an HOA neighborhood, Florida’s HOA statute limits how far a board can go in refusing a roof built to hurricane standards, though it can still require a uniform look. The full trade-off, including that statute and how metal held up in recent storms, is on metal roof vs shingles for a Tampa home.

Roofs from the 2010s, and the older houses

A big share of the houses here were built in the 2010s, so most of those roofs are now 7 to 16 years old. A roof inspection now gives you a record of the roof’s condition, which makes later storm damage easier to show as new.

The older houses, most of them from the 1970s, are a different job. Citizens wants a 4-point report before it writes a house more than 20 years old. On a house permitted before the Florida Building Code, a re-roof also means bringing the deck nailing up to current standards and adding a secondary water barrier, and both belong on the written price. What a full roof replacement involves walks through them.

Townhomes and association roofs

Some Apollo Beach homes are townhomes or villas that share walls with the next unit. On those, the association may own and replace the roof, and its rules can set the material and color. Tell us it’s a townhome and we’ll sort out who has to approve the job; shared villa roofs come up a lot in Sun City Center too. Apollo Beach is unincorporated, so your roofer pulls the permit from Hillsborough County.

Getting ready for the season near the bay

Get a small leak or a few loose shingles fixed before hurricane season starts. If the house took water in 2024, surge damage and roof damage are two separate problems, and the Ruskin page covers how to keep surge damage and roof damage apart. After a storm, storm damage roof repair covers what to document.

Questions about Apollo Beach

Is metal or shingle better for a canal-front house in Apollo Beach?

Neither wins everywhere. On a canal lot the deciding question is often whether a metal warranty still covers a house that close to salt water, then cost and any HOA approval. Ask us to have both priced on the same visit, with each warranty's coastal terms in writing.

Do I have to rinse a metal roof near the bay?

Some warranties expect it. Drexel Metals, for example, makes a freshwater rinse program a condition of coverage for roofs near salt water, and skipping a required rinse can cost you the coverage. Your roofer can tell you what upkeep the quoted warranty asks for.
